
Property Inventories
This is the most most popular service for new tenancies, as recommended by the governing bodies.
The inventory report presents the condition of the property's appliances, furnishings, fittings, walls, windows, ceilings and electrical devices. We also provide detailed descriptions along with photographic and video evidence, giving you a comprehensive report of the condition and level of cleanliness of the property at the beginning of the tenancy.
It is good practice to complete a new inventory report at the beginning of every new tenancy, rather than updating older reports to avoid time consuming and often costly disputes at the end of the tenancy.
Check-in
Our Inventory and Check-In service includes a comprehensive Inventory and a Schedule of condition of your property, in addition to a Meet & Greet with the new tenants at the property on their moving in day, to complete the check in process.
We hand over keys, compile the inventory report with then tenants to make sure they understand it and answer any queries they may have. We will also record meter readings, test and record smoke and Co2 detectors.
Accordingly, if the tenants are not available for check-in, we can deliver the keys locally for them to collect at another time. To finalise the check-in the tenants can use our DocuSign capabilities, to provide a quick and easy sign off from the tenants. The completed report is sent to all parties involved within 24-48 hours as standard or, on the same day on-request.


Mid-term Inspection
Sometimes known as interim inspection. With your instruction we coordinate with your tenant a convenient time to visit the property, either accessed through them or with their permission using the agents or landlords keys.
Mid-term inspections are usually carried out every 3 to 6 months (or at other times if there have been complaints or maintenance work completed). We inspect the property for general maintenance, housekeeping, cleanliness, evidence of pets, subletting or any other misuse of the property.
We compile a brief report with overview pictures of every room/area along with any pictures of any issues that may have arisen. You can also inform us of any specific things you would like us to inspect.
Check-out
Check-outs are essential for avoiding dispute at the end of each tenancy. The report is a self-evident document, containing written and photographic elements, which describe in detail the status of the property and appliances contained-within before the tenant moves out. The check-out report can help both the landlords and the tenants to avoid disputes.
The end of tenancy inventory report also includes a list of damaged or missing items, utility meter readings, details of levels of cleanliness and key return, which can include leaving the keys inside the property or delivering them to specific address.
